     This Agreement, made this _____ day of ________________, 200__ by and between the TOWNSHIP OF LENT,

 

party of the first part, hereinafter referred to as the Lessor, and ________________________________the party of the second part, hereinafter referred to as the Lessee.

 

     WITNESSETH, That the Lessor, in consideration of the rents and covenants hereinafter mentioned, do hereby Remise, Lease and Let unto the Lessee, the following described premises situated in the County of Chisago and State of Minnesota Viz:  The Lent Township Hall, located at 33155 Hemingway Avenue, Stacy, Minnesota 55079, just as it is without any obligation or liability upon the part of the Lessor to make any alterations. This lease does not include the use of any equipment that belongs to the Stacy Lions.

 

     The Township of Lent agrees to rent the above premises to the Lessee from _____________ o’clock (AM) (PM)

NOTE:  ALL EVENTS MUST END BY 12:01 AM. THERE IS A FOUR (4) HOUR LIMIT ON DANCE TIME.  THIS DOES NOT INCLUDE DINNER MUSIC.  THE MAXIMUM CAPACITY OF THE BUILDING IS 500.

 

The Lessee agrees to pay to the Township of Lent the following amounts as they may apply to the occasion

It is further agreed:  that the Lessee will not assign this lease nor sublet any part of said land and/or premises without the written consent of said Lessor thereto:  that during said term, the Lessee will not cause or permit any damage or destruction to said premises and/or furnishings; that the Lessee will promptly repair and replace all breakages, defacements and damages except damages caused by the elements; that the Lessee will at all times admit said Lessor's and its agents upon said premises to inspect, maintain and repair the same; that at the termination of said term, and at anytime Lessee fails to keep any of the covenants herein contained during said term, Lessee will peaceably and quietly surrender to said Lessor the possession of said premises upon demand of said Lessor, and that such re-entry by said Lessor shall not operate to defeat Lessor’s right to enforce the terms of this lease as to payment of rent and the specific performance thereof.

It is further agreed:  That Lessee will not use or permit any thing or activity upon said premises which will increase the rate of insurance thereon or which may be dangerous to life or limb or permit these premises or any part thereof to be used in a manner contrary to the laws, ordinances, or regulations of the United States, the State of Minnesota, County of Chisago, Township of Lent.  That no intoxicating or non-intoxicating liquor may be sold upon the premises, except that a permit may be issued by the Chisago County Board of Commissioners for the sale of non-intoxicating liquor as permitted by Chisago County ordinance. The Lessee hereby agrees to indemnify and save harmless the lessor and all its agents from any and all claims which may arise out of the use, occupation, or possession of or on these lease premises.  That if prior to or during the term of this lease, these premises should be destroyed or rendered unfit for the proposed use by the Lessee, by any cause beyond the control of the Lessor, this lease shall cancel and any amounts paid by Lessee shall be refunded.
