 Notice of AN ORDINANCE AMENDING CHAPTER 3 OF THE ZONING ORDINANCE SECTION 1.6 platting required

 ORDINANCE NO. 2019-04

1.06 Platting Required

No parcel of land shall be permitted to be conveyed by metes and bounds description after June 1, 1999, except in accordance with the circumstances and provisions described below:

  1. The parcel is a single parcel of residential or agricultural land of not less than 20 acres and having a width of not less than 500 feet in any dimension, and its conveyance does not result in the division of the parcel into two or more lots or parcels, any one of which is less than 20 acres in area or 500 feet in width;
  2. The parcel is created by “minor subdivision” which shall be defined as the separation of a single parcel of land separated from an original parent parcel, when the following circumstances exists:
  3. The new parcel is not less than five acres in size, with a minimum width of 300 feet fronting on a public road;
  4. The minor subdivision is for the purpose of separating a residence and accessory buildings from the balance of the larger parcel, provided that:
  5. The residence and buildings existed upon the date of enactment of this ordinance.
  6. The minor subdivision results in no substandard yard and/or structure setback, other substandard dimensional element, or any new nonconformity.
  7. The resulting remainder parcel is not less than 20 acres in size, and/or 500 feet in width;
  8. A minimum of one acre of buildable land is demonstrated to exist on the newly created residential parcel;
  9. The new parcel is surveyed and legally described by a Minnesota-licensed land surveyor;
  10. The certificate of survey and legal description are presented to the Township Zoning Administrator and reviewed by the Planning Commission for approval by the Township Board.
  11. The certificate of survey and legal description are recorded at the office of the Chisago County Recorder.

Notice is hereby given that on July 10, 2019, 7:00 p.m. at the Town Hall, 33155 Hemingway Ave. Stacy, MN 55079 the Lent Township Planning Commission will hold a public hearing to solicit public response to an amendment to the subdivision ordinance. The Planning Commission will make a recommendation regarding the proposed amendment to the Town Board for their meeting to be held on July 16, 2019, 7:00 p.m. at the Town Hall.

Notice of Public Hearing for an Interim Use Permit Application

PHN CEF Chisago Community Solar, LLC IUP 9-11-2019 Notice

Notice is hereby given that on Wednesday, September 11, 2019 at 7:00 p.m. at the Town Hall, 33155 Hemingway Ave, Stacy, MN 55079, the Lent Township Planning Commission will hold a public hearing to solicit public response to a request from CEF Chisago Community Solar, LLC c/o Cooperative Energy Futures for Interim Use Permit (IUP) application. The IUP permit request is to install a contiguous one-megawatt community solar garden on private property located at 35120 Kost Trail- Parcel ID: 05.00008.00. The proposed site is to be partially located in Lent Township.

The Planning Commission will make a recommendation regarding the proposed IUP request to the Town Board for their meeting to be held on Tuesday, September 17, 2019 at 7:00 p.m. at the Town Hall.

Notice is hereby given that on Wednesday, September 11, 2019 at 7:00 p.m. at the Town Hall, 33155 Hemingway Ave, the Lent Township Planning Commission will hold a public hearing to solicit public response to a request from CEF Chisago Community Solar, LLC c/o Cooperative Energy Futures for a variance application. The request is a variance to the 660-foot setback requirement for ground-mounted solar energy facilities to enable construction of a 1MW community solar garden located partially on this parcel. This project is already fully screened from all Lent Township Roads and only faces Kost Trail outside Lent Township. The proposed site is to be partially located in Lent Township.

The Planning Commission will make a recommendation regarding the proposed variance request to the Town Board for their meeting to be held on Tuesday, September 17, 2019 at 7:00 p.m. at the Town Hall.

Notice is hereby given that a quorum of the Lent Town Board of Supervisors will be attending and helping at the Lent Township Spring Cleanup Day on Wednesday, May 22, 2019 from 4:00 pm to 7:00 pm located at the Maintenance Garage across from the Town Hall at 33212 Hemingway Avenue, Stacy, MN 55079. The Board members may be in attendance prior to or after the event to help set up or take down.
